Brian Tracy still ROCKS!

I came across this picture yesterday and thought I would share.

My first introduction to Brian Tracy was back in 2003 at my first real estate convention. I was a freshly licenced Realtor with no clue but lots of enthusiasm to sell! A colleague of mine gave me a personal introduction to Brian Tracy telling me the man was pure gold. Little did I know, Brian Tracy was about to change my world. The next hour was spent learning about the power of goals. My world was ROCKED, I became a dedicated "Brian Tracy" groupie. Even today, I load his valuable goals setting, millionaire, science, luck, frog gospel on my iPod, it keeps me in the direction of my goals, a teaching I am very thankful for. I highly recommend adding him to your personal guru library. I take the opportunity whenever possible to listen to him speak; this picture was taken in 2006.

I've been using a QR code on my business card for a couple of years now. I originally added it for fun as a talk piece for my clients. Over the past couple of years I have seen the QR code gaining popularity here in Canada and I have been asked by many of my colleagues and friends for my QR code secrets...here goes it!
 
A QR code, which is short for Quick Response, is a two-dimensional code, meaning it carries information in the vertical direction as well as the horizontal, this allows it to carry up to several hundreds times the amount of data carried by ordinary codes. It is readable by QR barcode readers and newer camera phones. The code itself consists of black modules arranged in a square pattern on a white background. The information encoded can be text, URL or other data. This data is transfer within seconds. Popular in Japan, they are quickly gaining around the world as have been seen in movies, games, buses, magazines and forms of market advertising.

There are several places online that allow you to get a QR code with the information of your choosing. Please feel free to check them out and have fun making your QR code.

The use of QR codes is free of any license. The QR code is clearly defined and published as an ISO standard. The term QR code itself is a registered trademark of Denso Wave Incorporated. Denso Wave owns the patent rights on QR codes, but has chosen not to exercise them, luckily for us.

This house ROCKS my world!

The Hoke residence was originally built as a ’spec’ house  by Jeff Kovel, Architect & owner of Skylab Architecture (check out their amazing architecture), the project was built without a client in mind as a development for sale.

After 2 days on the market, the house was bought by the director of footwear design at Nike, John Hoke. Following a cover story in a northwest architecture publication, The Hoke's were approached by a film location scout, a little film called Twilight.

Canadian mortgage rules, to take effect April 19

THE NEW RULES AND THEIR EFFECTS

Here are the main changes to Canadian mortgage rules, to take effect April 19:

CHANGE 1: Qualifications

Borrowers must qualify for a five-year fixed-rate mortgage, even if they opt for a lower variable rate. Currently buyers must qualify for the higher of a three-year fixed rate or a variable-rate mortgage.

A buyer of a $337,000 home would require $9,200 more in annual income to qualify. A buyer of a $200,000 home would need to earn $5,400 more.

CHANGE 2: Refinancing

Lower the maximum amount a homeowner can withdraw when refinancing a mortgage, to 90 per cent from 95 per cent of the value of the property.

The effect? Limited, although it could dampen the purchase of some large consumer goods bought through mortgage refinancing.

CHANGE 3: Speculation

Increase the required down payment to 20 per cent from 5 per cent for insured mortgages obtained for purchasing speculative housing investments not occupied by the owner.

About 5 to 15 per cent of mortgage deals will be affected in a "significant" manner, said Toronto-Dominion Bank, which predicts the rule will "significantly reduce the risk of speculation driving the market forward."

Airdrie approves zoning for affordable housing

Habitat for Humanity wants to build on a one-hectare, city-owned lot that has been empty for 19 years. (CBC)Councillors in Airdrie have approved zoning changes for an affordable housing project, despite strong opposition from the neighbours.

The non-profit organization Habitat for Humanity wants to build townhouses and a condominium complex on an empty lot next to Monklands Soccer Park.

At a meeting Monday night, council approved the zoning change by a vote of three to two. Two aldermen didn't vote, arguing that they weren't a part of a public hearing on the issue in December. The meeting was so lively that at one point the mayor and council walked out to give the crowd a chance to cool down.

Habitat for Humanity Calgary president Andrew MacLachlan said he was relieved by the vote and promises to work with the community:

"My goal at the end of the day is that every person that was here tonight actually comes out and helps to build on site, and works side-by-side with the families," he said.

Opponents disappointed

Opponents, who had collected more than 600 signatures on a petition, say they may picket the site and are planning to consult with lawyers.

A crowd attended the Airdrie council meeting Monday night. (CBC)Ryan Cameron, who organized the fight against the development, said he is disappointed in the decision. His community has been unfairly smeared by allegations of being anti-poor, he said.

"Habitat has launched an amazing campaign since Christmas to discredit us. The NIMBY word came from their mouths, no one else's, and it stuck. Unfortunately the hard working, taxpaying citizens of this community are made out to look like the bad guys."

Mayor Linda Bruce, who supported the project, said she would welcome more Habitat for Humanity developments.

"Absolutely, yeah. But, again, each one is something they will have to bring forward and vet through us and make sure it is appropriate for our community."

Habitat for Humanity's goal is to provide homeownership for people who might not otherwise afford a place of their own. The one-hectare, city-owned lot planned for the project has been empty for 19 years.

Airdrie is about 30 kilometres north of Calgary.
